Depending on your answer will determine how much risk there is in loaning you money, renting a home, getting insurance and much more. Your answer will also depend on how hard you & I have to work to get an approval for a home loan.

THUMBS UP: no problem, approval should be fast & easy with the best interest rate possible.

OOPS: approval will depend on when you had the oops and what is the story that caused the oops. We definitely need to talk; many times we can get an approval with just a little work and your interest rate should still be good.

I'VE HAD PROBLEMS: This one is not impossible but it will take work, patience & commitment from you to get an approval. If you really want to own your own home contact me and together we will work out a plan so that you can buy that home. I have worked with lots of people and now they are homeowners but it doesn't happen overnight. Also, sometimes things are not as bad as they seem.
